Paul Gray designed this house in the manner of a New England summer place, with shingled walls, white millwork and tall chimneys. It sits on about 1.42 acres behind the guarded gate of Sand Point, a private road in Carpinteria with 33 homes on it.

What sets Sand Point apart is the land on either side of that road. The beach runs along one edge and the Carpinteria Salt Marsh, a University of California reserve, along the other. The house has about 120 feet of ocean frontage, and its lap pool faces the marsh and the Santa Ynez Mountains.

The main house has a living room under a cathedral ceiling with a stone fireplace, a dining room facing the water and a kitchen in black marble and white cabinetry. The primary suite has a fireplace of its own and looks straight out to the Pacific, and a rooftop terrace takes in the ocean and the marsh at once.

The whole lower level is given over to wellness and recreation: a Turkish-style spa, a sauna, a gym, treatment rooms, a theater and a game room. A one-bedroom guest house brings the total to four bedrooms.
