Questions
How BOSQUE works
For readers looking for a home, and for agents, owners and brands booking a feature.
For readers
What is BOSQUE?
A social-first publication and marketplace for people with a taste for real estate and design: buyers, renters, and anyone who follows the homes worth knowing. It runs on Instagram at @bosqueculture and here on bosqueculture.com, where every feature has its own page.
Which places do you cover?
Montecito, Santa Barbara and Los Angeles first, and the rest of the California coast. A house outside those markets runs when it is exceptional. The market pages gather what we have covered in each place.
I love a home I saw. How do I ask about it?
Use Request a Showing on its page. The request goes straight to the agent who represents the home, or to the owner or manager for a rental, and they reply to you directly.
What happens when I comment INFO on a post?
We send you a direct message on Instagram with the link to the home’s page, where you will find every photograph, the full story, and the way to request a showing.
Is BOSQUE a brokerage?
No. Bosque LLC is a media company. We introduce you to the people who represent a property and step out of the way; any purchase or lease is arranged between you and them.
How do I see new homes before everyone else?
Join The Bosque Letter on the homepage, and follow @bosqueculture on Instagram, where every feature appears first.
Featuring a property
How does a home get featured?
It is booked online and then reviewed. Every booking is a request: we look at the property within two business days and accept the ones that fit what BOSQUE publishes.
What makes a property a fit?
Architecture, design, setting and story. Price has nothing to do with it; a well-made cottage can run where a large house without a point of view would not.
What does a feature cost?
The Editorial Photo Feature is $425: a designed photo post shared with your account, our Instagram stories, inclusion in The Bosque Letter, and its own page in the BOSQUE Marketplace. The Video Feature is $1,850 for a film shot and edited by us, and the Full Feature is $2,500 for both, with a second film from the same shoot and a photo post when the property sells, shared with your account and crediting you as the representative. Every package and price is on the booking page.
Is it free to be in the Marketplace?
Yes. A place in the BOSQUE Marketplace costs nothing, and every property in it is chosen against the same standard as our features. Submit a property and we will be in touch if it is a fit. The paid features add our Instagram, our newsletter and our films on top.
What is a Media Partnership?
A small number of agents, teams and businesses around the home, from stagers to designers and architects, who have BOSQUE make and publish their media for a fixed monthly fee, on a term of at least three months. Each month brings a shoot and features of their listings or projects, and each quarter a brand piece on them. It is by application: write to us.
Is my card charged when I book?
No. Booking places a hold on your card, which shows as pending the way a hotel hold does. If we accept the feature, the hold becomes the payment. If we do not, the hold is released and nothing is charged, so there is nothing to refund.
Will the post appear on my Instagram too?
Yes. Features are published in collaboration with your account, so the post sits on both profiles and reaches your followers as well as ours.
Do you feature anything other than homes?
Yes. Restaurants, hotels, shops, studios and design projects book the same features, and the same standard applies.
After you book
What do you need from me?
The complete high-resolution photography from your photographer, the listing details, your Instagram handle, and the names behind the house: photographer, agents, architect, designer. We do not shoot photographs, so the feature is built from the set you send.
When do I send the photography?
Whenever it suits you: on the booking page, on the confirmation page right after paying, or later from the private link in your confirmation email. A Dropbox or Google Drive link works as well as an upload.
Do I see the post before it goes out?
Always. Once the feature is accepted and we have the photography, you get a private link within 24 hours that shows the post exactly as it will appear on Instagram, along with its page. Approve it, or ask for changes. Nothing is published until you approve.
Can I cancel after booking?
Before we accept, cancelling simply releases the hold. After acceptance, you can cancel for a full refund until production begins; once design or filming has started the fee is not refundable. If we cannot deliver a feature we accepted, we refund it in full. The terms have the detail.
What happens to the page when the home sells?
The page stays up and we update it to show the sale, with the representation on both sides credited.
Film
Who makes the film?
We do. BOSQUE shoots and edits every film in vertical format, made for Instagram and the phone. You are welcome on camera to tell the story of the place.
How long are the films?
The Video Feature is one film of 1:30 or less. The Full Feature is two films from the same shoot: one of 30 seconds or less and one of 1:30 or less.
