Bella Vista, the 19.78-acre polo estate the hotelier Patrick Nesbitt built above Summerland, sold on October 7 for $45,000,000. Nesbitt, the founder of Windsor Capital Group, began assembling the land in 1993 and finished the house in 2005, with a regulation polo field of about ten acres on the grounds.
For two decades it was a setting for polo matches, charity galas and political fundraisers. Britney Spears shot scenes for her 2009 "Radar" video at its 128-foot infinity pool, and the 2018 Kick Ash Bash, a benefit for the first responders of the Thomas Fire and the Montecito mudslides, brought 4,000 people to the polo field to hear Katy Perry and Kenny Loggins and raised more than $2 million.
The sale took ten years. Nesbitt first marketed the estate in 2016 and asked $65 million in 2018 and again in 2019. A Concierge auction in November 2020 did not produce a sale, and the estate returned at $70 million in 2024 with Aaron Kirman of Christie's. In July 2026 Josh and Matt Altman of Douglas Elliman listed it at $59.5 million and had it in contract within a month. It closed at $45 million, about two-thirds of the 2024 ask.
The main house is Neoclassical, after the villas of eighteenth-century Italy and France, with more than 32,000 square feet of living space, twelve bedrooms, a marble entry hall under 34-foot ceilings, a ballroom for 200, a cinema, a spa and salon, and a wine cellar with a tasting room. Outside are the polo field and its clubhouse, stables, an Olympic-length infinity pool, a helicopter hangar with studio lofts, a 32-car auto gallery, two guest houses, a 330-yard driving range, and gardens of streams and ponds bordered by Monarch butterfly habitat.
